Dear Unitholders,

India's next decade will be defined by the scale and depth of its growth story: a young, globally competitive workforce, expanding demand for real assets and the development of critical real estate, rapid AI and technology adoption and a large and growing consumer economy. It remains one of the most compelling long-term growth markets and has emerged as a strategic hub for Global Capability Centers (GCCs).

For Brookfield India Real Estate Trust (BIRET), this backdrop is highly relevant. As India's only 100% institutionally managed pan-India office REIT, our role is to provide institutional-quality, future-ready workplace ecosystems that enable global businesses to operate, innovate, and grow in India. Supported by long-term capital, operating expertise, and a high-quality portfolio across key gateway markets, we believe BIRET is well positioned to participate in this long-term opportunity.

The continued momentum across India's office sector – gross office absorption rose to 83.1M sf across the country in FY2025-26 – was reflected in our performance. I am pleased to share that FY2025-26 was the strongest year since listing. We achieved record gross leasing of 4M sf, while occupancy increased 5% year on year to 93%, supporting approximately 11% growth in distributions.

Scaling the Platform

With over 70% of Fortune 500 companies projected to expand their GCC footprint in India, this expansion is driving demand for high-quality, sustainable, and scalable office spaces. Brookfield India REITs portfolio comprises over 37M sf of high-quality campuses across India's leading innovation and business hubs. Our acquisition of Ecoworld marked our entry into Bengaluru, one of India's strongest office markets and expanded the size of our REIT by over 30%, positioning us as a truly pan India platform. Additionally, we raised ₹ 82B of equity from marquee investors, positioning us well to capitalize on growth opportunities.1 This reflects continued support for both the long-term opportunity in India and the quality of our platform.

GCCs: Driving India's Office Market

At the core of India's economic progress is a fundamental shift in the global corporate landscape and a structural transformation within the commercial real estate sector. As global enterprises increasingly centralize business operations, engineering, and research functions in India, this continues to drive sustained demand for high-quality, sustainable, and scalable office environments across the country's leading commercial hubs.

Global enterprises are increasingly establishing their own dedicated Global Capability Centers for seamless global delivery. This thriving ecosystem now spans over 1,760 active centers. We are seeing this play out visibly in the growth of GCCs across our portfolio. GCCs represent a large and growing share of approximately 50% of the tenant mix.

Operationalizing ESG as a Core Value Driver

Our governance framework reflects a commitment to transparency, accountability, and responsible decision-making. Sustainability is embedded in our operations and guides the ongoing development and performance of our assets.

Brookfield India REIT issued a sustainability-linked bond, marking a significant milestone for India's real estate capital markets and setting a new industry benchmark as the largest sustainability-linked bond by a REIT in the country. This reinforces our continued commitment to embedding sustainability into our business strategy and accelerating the adoption of environmentally responsible and resilient practices across our portfolio.

Additionally, guided by ESG Blueprint 2030 framework, we continue to execute against clear and measurable targets:

  • Renewable Power: 100% renewable power sourcing by 2027.
  • Net Zero: Firm commitment to achieving Net Zero by 2040 or sooner.
  • Maintaining zero serious safety incidents across the portfolio.

Our commitment to governance, sustainability, and operational excellence was recognized during the year through the Golden Peacock Award for Business Excellence, EDGE Advanced Certifications for Worldmark Delhi, Worldmark Gurugram and Airtel Center, and the renewal of key ISO certifications at Downtown Powai.
